III Management has successfully progressed this challenging 16-acre Green Belt site from initial appraisal and feasibility assessment through to concept design and the submission of a full planning application. Surrounded by existing residential development, the project required a strategic and evidence-led approach to unlock its development potential while maximising value for the landowner.
Working alongside a specialist consultant team, III Management coordinated all key technical workstreams, including arboricultural surveys, drainage and flood risk assessments, highways and transport reports, ecological surveys, travel plans, and extensive public consultation events. The planning strategy has also been supported by a former local authority planning officer, helping to ensure a robust and policy-compliant submission.
Beyond the planning process, III Management advised on a tax-efficient ownership and development structure, utilising specialist trust and estate planning strategies to help the client maximise the benefit of any future planning uplift. Through careful planning and strategic land promotion, the site has the potential to increase in value from agricultural land values of approximately £10,000 per acre to development land values exceeding £800,000 per acre, while mitigating unnecessary tax exposure.
Following positive pre-application engagement and encouraging feedback from the local planning authority, the full planning application has now been submitted.
